North York's 1950s-60s bungalow belt around Willowdale and Don Mills gives us the deepest rear yards inside Toronto's boundary - 120 ft lots where a 700 sq ft garden suite still leaves usable green space. Almost none of these lots have a laneway, which is why nearly every North York project we build is a garden suite rather than a laneway house. Falls under the City of Toronto garden suite by-law; North York's post-war lots rarely have laneways, so garden suites (not laneway suites) are the usual permitted form.
Deep post-war bungalow lots, commonly 50 ft × 120 ft, with rear yards large enough for a detached garden suite plus the required 1.5 m separation.
Accessible design is dimensional before it is decorative: a barrier-free North York unit needs a level entry route from the driveway, 34-inch clear door openings, and turning circles that a standard 500 sq ft plan does not leave room for. We set the finished floor to grade at design stage, which changes the foundation detail on a 1.2 m footing and has to be resolved before the permit set is drawn, not after. 133 cm of annual snow makes the level entry a maintenance question too - we detail a covered, drained approach rather than a flush threshold that ices over.

Usually yes - turning circles, 34-inch clear openings and a roll-in shower add roughly 100-150 sq ft over a comparable standard unit. On a North York lot that has to be checked against lot coverage early, because the extra footprint is what most often triggers a Committee of Adjustment application.
