North York's 1950s-60s bungalow belt around Willowdale and Don Mills gives us the deepest rear yards inside Toronto's boundary - 120 ft lots where a 700 sq ft garden suite still leaves usable green space. Almost none of these lots have a laneway, which is why nearly every North York project we build is a garden suite rather than a laneway house. A garage was never built to be lived in: the slab sits above frost, the walls are usually uninsulated single-wythe, and the header over the vehicle door carries nothing. Every North York conversion therefore starts with a structural and thermal assessment of what is already standing. The slab is the decisive item - an existing garage slab rarely bears on a 1.2 m footing, so we either underpin the perimeter or pour a new insulated slab inside the existing walls before any framing begins.
