Toronto's laneway network - more than 300 km of it, and 2,400+ named lanes - is the reason the city wrote Canada's first modern laneway-suite by-law in 2018. Most of our downtown builds sit on lots under 25 ft wide where the rear lane, not the driveway, is the construction access.

We design, permit and build garden suites, laneway homes, basement secondary suites and garage conversions across Toronto, working from Narrow downtown lots with rear public laneways - Toronto has over 300 km of them, more laneway frontage than any other Canadian city. Toronto permits both laneway suites (2018 by-law) and garden suites (city-wide since February 2022), with a dedicated Laneway Suite and Garden Suite review stream at City Planning. Homeowners here budget $8,000-$14,000 in permit, development and plan-review fees before construction, and we quote that separately from the build so the number is never a surprise at permit stage. Our Toronto projects run through Leslieville, Riverdale, The Junction, Parkdale, Little Portugal and the surrounding streets. With 2,794,356 residents and major employers including TD Bank Group, University Health Network, Rogers Communications, tenant demand for a legal second unit is steady year-round, and the April-November building season shapes when we break ground.
