Accessible and Barrier-Free Units in Scarborough - Design, Permits, Construction

Scarborough's slope toward the Bluffs is a design asset: on Guildwood and Cliffside lots the natural grade drop lets us build a legal walk-out basement suite at the front and still place a garden suite at the rear, producing two rentable units from one permit cycle. City of Toronto garden suite rules apply; Scarborough's wide lots also make basement secondary suites with separate walk-out entrances viable alongside a detached unit. Wide suburban lots with grade changes toward the Bluffs, frequently allowing a walk-out basement suite as well as a rear garden suite.

Accessible design is dimensional before it is decorative: a barrier-free Scarborough unit needs a level entry route from the driveway, 34-inch clear door openings, and turning circles that a standard 500 sq ft plan does not leave room for. We set the finished floor to grade at design stage, which changes the foundation detail on a 1.2 m footing and has to be resolved before the permit set is drawn, not after. 118 cm of annual snow makes the level entry a maintenance question too - we detail a covered, drained approach rather than a flush threshold that ices over.
