Burlington is split by the Niagara Escarpment: a property north of the brow needs a Niagara Escarpment Commission development permit before the city will even process the building permit, which adds three to five months. South in Aldershot or Roseland the same ADU drawing set clears in a normal municipal cycle.
Building an ADU in Burlington
We design, permit and build garden suites, laneway homes, basement secondary suites and garage conversions across Burlington, working from Lakeshore infill lots south of Plains Road, versus escarpment-adjacent properties north of Dundas requiring NEC development permits. Burlington permits additional residential units, with the Niagara Escarpment Commission holding review authority over lots north of the escarpment brow. Homeowners here budget $8,000-$13,500 including Halton Region charges before construction, and we quote that separately from the build so the number is never a surprise at permit stage. Our Burlington projects run through Aldershot, Roseland, Tyandaga, Millcroft, Alton Village and the surrounding streets. With 186,948 residents and major employers including Joseph Brant Hospital, Boehringer Ingelheim Canada, Cogeco, tenant demand for a legal second unit is steady year-round, and the April-November building season shapes when we break ground.
