Ajax subdivisions from the 1990s were built with side yards as narrow as 1.2 m, which is the real limiter on what ADU type we can bring to the back of the property. On a Nottingham or Applecroft lot the choice between panelised and stick-built is decided by a tape measure at the side gate, not by budget. Ajax permits additional dwelling units town-wide under the provincial three-unit framework, with Durham Region reviewing water and sanitary capacity.

A guest suite is used intermittently, which changes the mechanical design rather than the structure: the unit has to hold heat at -3.8°C while empty without running a full system, so setback controls and freeze protection matter more than capacity. We still build and permit it as a full dwelling in Ajax - kitchen, bath, separate entry - because a unit permitted as habitable space keeps every future option, including renting it. Plumbing runs are detailed for seasonal shut-off and drain-down, an item that generic ADU drawings almost never include and that a 121 cm snow climate makes non-optional.
