Brock is the smallest and most rural municipality in the GTA - Beaverton, Cannington and Sunderland together hold barely twelve thousand people. Trade availability, not permitting, is the constraint here: we schedule Brock ADU builds in continuous blocks so crews are not driving ninety minutes each way for a half-day of work.
Building an ADU in Brock
We design, permit and build garden suites, laneway homes, basement secondary suites and garage conversions across Brock, working from Agricultural parcels and Lake Simcoe shoreline lots, with the smallest population and lowest density of any GTA municipality. Brock Township permits additional dwelling units; nearly all rural properties depend on private well and septic, with LSRCA review on Lake Simcoe frontage. Homeowners here budget $7,000-$13,000 including Durham Region and septic charges before construction, and we quote that separately from the build so the number is never a surprise at permit stage. Our Brock projects run through Beaverton, Cannington, Sunderland, Wilfrid, Gamebridge and the surrounding streets. With 12,038 residents and major employers including Township of Brock, Lakeridge Health, Ontario Ministry of Agriculture, tenant demand for a legal second unit is steady year-round, and the May-October building season shapes when we break ground.
